Moving to Castle Rock, Colorado: A Home Buyer’s Guide

Moving to Castle Rock, Colorado, or buying your next home here? Kaylie Curtis helps buyers compare Castle Rock’s neighborhoods, weigh new construction against resale, and understand the full cost of a home before they make an offer.

Why buyers look at Castle Rock

Castle Rock is the county seat and most populous municipality in Douglas County, set along I-25 about 28 miles south of downtown Denver and 37 miles north of Colorado Springs. It’s named for the castle-shaped butte just north of downtown, where a star has been lit each holiday season for decades.

Buyers are drawn by the mix of a small-town downtown and outdoor space. Philip S. Miller Park alone covers 300 acres, with the 200-step Challenge Hill, about 8 miles of single-track trails, and the Millhouse events center.

New construction or resale in Castle Rock?

Castle Rock offers historic homes near downtown, master-planned communities, acreage, and gated hillside neighborhoods, with both new and resale homes available.

  1. New construction

Communities such as Crystal Valley and Macanta have builders actively selling, and larger projects like Dawson Trails are in early stages. You get new systems and warranties, but plan for build timelines, lot premiums, and items like landscaping or window coverings that may not be included.

  2. Resale

Established homes offer finished yards and basements, mature landscaping, and a closing date that can fit your timeline. Budget for inspections and updates.

  3. Your own representation

The builder’s sales team works for the builder. Bring Kaylie to your first model visit, when many builders require agent registration.

What to check before you buy

Metro districts

Many newer communities are in metropolitan districts that add a property tax levy for infrastructure. The Town publishes a metro district tax comparison, and the Douglas County Assessor lists the tax districts for any address.

HOAs and trash service

The Town doesn’t provide trash or recycling service. Neighborhoods with an HOA may include it, and homes without one arrange private service. Confirm what an HOA covers.

Town or county

Some homes with Castle Rock addresses, including those in The Village at Castle Pines and many acreage properties, are in unincorporated Douglas County rather than the Town, which affects services and taxes.

Getting around

I-25 links Castle Rock to Denver and Colorado Springs, and the Town’s Crystal Valley interchange, expected to be complete in 2027, adds access on the south side of town.
