Searching for Washington Park homes for sale, or planning to sell near one of Denver’s best-loved parks? Kaylie Curtis helps buyers and sellers in Wash Park, where classic bungalows and Denver Squares sit alongside substantial renovations and new builds on the streets around the park.
Washington Park Overview
The neighborhood takes its name from Washington Park itself, a 165-acre park in south-central Denver bordered by Virginia Avenue, Downing Street, Louisiana Avenue and Franklin Street. It was master planned in 1899 by landscape architect Reinhard Schuetze and is one of the parks in the Denver Park and Parkway System listed on the National Register of Historic Places.
Inside the park are Smith Lake and its 1913 boathouse, Grasmere Lake, the Great Meadow (the largest meadow in Denver’s park system) and two formal gardens laid out by Saco DeBoer: the Perennial Garden and the Mount Vernon Garden, modeled on the garden at George Washington’s estate. For the homes around it, the park is the everyday backyard.

Housing ranges widely, from original bungalows on standard city lots to large modern homes built on rebuilt lots. That range is why block-by-block knowledge matters so much for both buyers and sellers.

Sewer lines, foundations, electrical and roofs deserve a close look in early 20th-century homes. Kaylie helps you plan inspections so there are no surprises.
Rebuilds are common, so a neighboring lot may change over time. If you plan to renovate or rebuild yourself, review zoning before you make an offer.
