Hilltop Denver Homes for Sale

Exploring Hilltop Denver homes for sale, or ready to sell in Hilltop? Kaylie Curtis helps buyers and sellers in this established east Denver neighborhood, known for Cranmer Park, its mountain views, and the large custom homes that have replaced many original houses since the 1990s.

About Hilltop

Hilltop takes its name from its elevation: it sits higher than the surrounding parts of the city. The City of Denver’s Hilltop neighborhood runs east from Colorado Boulevard between 6th Avenue and Alameda Avenue. Its eastern edge is irregular, reaching Quebec Street at the north end and taking in both sides of Monaco Parkway at the south end.

Much of Hilltop was developed in the 1940s and 1950s. Since the 1990s, many original houses have been replaced with large new homes, so the neighborhood now mixes original homes with newer custom builds.

At the center is Cranmer Park, with a view of the Front Range and a large sundial. The first sundial, donated in 1941 by longtime Denver parks manager George Cranmer, was destroyed by vandals in 1965. Its replacement was installed in 1966 and restored in 2018.

Living in Hilltop

Hilltop appeals to buyers who want a quiet residential neighborhood with larger homes, close to the shops and restaurants of Cherry Creek North and a straightforward drive downtown. A small cluster of shops on Holly Street gives the neighborhood a local gathering spot.

Cranmer Park is a favorite for walks, picnics, and sunset views of the mountains. Because Hilltop is large and varied, buyers often narrow their search by street, lot size, and the age of the home, and many compare it with nearby Crestmoor and Cherry Creek.

Buying a home in Hilltop

What to weigh before you make an offer in Hilltop.

  1. Decide between new and established

Hilltop offers both original homes and newer custom builds. Kaylie helps you compare them on layout, finishes, lot, and long-term value.

  2. Review the home’s history

For a newer home, ask for permits, warranties, and builder details. For an older home, plan on thorough sewer line, roof, and systems inspections.

  3. Know the zoning if you plan to build

If you’re considering a rebuild or a major addition, confirm Denver’s zoning and permitting rules for that lot before you buy.

Selling a home in Hilltop

Planning to sell in Hilltop? These are the areas Kaylie focuses on.

  1. Price against the right segment

A renovated original home and a new custom build compete for different buyers. Kaylie prices against the most similar recent sales.

  2. Show the lot and the light

Photography should capture the lot, the layout, and any mountain views.

  3. Document the updates

Permits, warranties, and records of recent work give buyers confidence.
